Evergreen Real Estate Group Breaks Ground On 80-unit Affordable Seniors Housing Community In Metro Chicago

FRANKLIN PARK, Ill. — Evergreen Real Estate Group has broken ground on Leyden Senior Apartments, a new affordable seniors housing community in Franklin Park, roughly 20 miles outside Chicago.
Upon completion, the development will comprise 80 units. Roughly 20 percent of the residences will be reserved for seniors earning at or below 50 percent of the area median income (AMI), with the remainder reserved for seniors earning at or below 60 percent of the AMI.
The project is a public-private partnership between developer Evergreen Real Estate Group — which will also manage the community — Leyden Township, owner Leyden Apartments LP and general contractor F.H. Paschen. Weese Langley Klein Architects designed the development, which will also feature a one-story community center dubbed the Carl Fiorito Senior Center.
Scheduled to open in 2026, the project is part of a land use improvement plan in Leyden Township. “This development will bring much-needed senior housing to an area where it is greatly needed,” says David Block director of development for Evergreen. “Township Supervisor Biscaglio and the Board had a vision for improving their community, and today is the realization of that vision.”
Financing sources for the development include the Illinois Housing Development Authority (IHDA), Bank of America, Hudson Housing, Leyden Township and the Cook County Department of Planning and Development. Mesirow Financial participated in the underwriter syndicate for the IHDA financing and served as the lead underwriter for Leyden Township’s General Obligation bond offering.
