[ca] Corporate Landlord Sent Email Saying Only Payments Through App Or Cashier Check Are Going To Be Accepted. Is This Legal?

Hi, so I've been a tenant for 3 years at this complex. Every month for the past 3 years I have paid with a personal check. Last month the complex sent out an email saying they would only accept payment through the Bilt Rewards app or via a cashiers check. The app sucks. It doesn't process the payments and there is no live support just some AI Chat bot, which isn't very useful when you have to pay rent in 4 days. Also a cashiers check at my bank is $15.

Is this legal? Can I force their hand to accept the personal check? I don't quite understand the law CC Code § 1947.3. It seems like cashier check falls under electronic funds transfer still or maybe not?

Here's part 1

In particular, California Civil Code § 1947.3(a)(1) provides, subject to certain exceptions set forth in the statute discussed below, that a landlord must allow a tenant to pay rent or a security deposit by at least one form of payment (e.g., personal check) other than cash or electronic funds transfer1

This is part 2 where I am unclear if the cashiers check is an electronic payment. What's an electronic check?

‘Electronic funds transfer’ includes, but is not limited to, point-of-sale transfers, direct deposits or withdrawals of funds, transfers initiated by telephone, transfers via an automated clearinghouse, transfers initiated electronically that deliver a paper instrument (e.g., electronic checks), and transfers authorized in advance to recur at substantially regular intervals.”3

Lastly, assuming this isn't legal, what happens if this is pointed out? I don't want to lose my apartment, I just renewed the lease. I just don't see why I have to jump through hoops to give them my money.
