[ma] Eviction Court What To Expect

I have court coming up for an eviction of a tenant (single mother) who is behind on rent. She has never been caught up with rent since she has moved in (been there for about 1.5 years I should have non renewed but I have a heart) We have exhausted the RAFT program funds for this year. I just received the raft payment but she is still behind about 1,000 and rent is due in a few days. She claims to be out of work because of an illness last few months but after some digging last night knowing she is a government employee, I researched and saw that she is getting paid as it is public knowledge on the gov salary website. The site lays out all of the paychecks she has been receiving over the last few months, but ever since I filed the eviction she has not paid any payments. I plan on using this in court as a gotcha moment but unsure if it will have an effect.

My question is will the judge most likely want to see a payment plan instead of an eviction? And do I need to agree to a payment plan? I really just want her out and I don’t think a signed payment plan will change her payment habits as she has already signed a lease saying she will pay on the first of the month and hasn’t yet and has fallen behind multiple months multiple times since she’s been there to only get relief through the RAFT program. I just want to have some general expectations going into court.

Note : I’m representing myself and have printed out all the documents of communication (texts) and arrears spreadsheets along with her actual paystubs from the gov website and repairs I’ve done since she’s been there. Also included some of her poor hygiene habits documented from other tenants(this last one I probably won’t need but she claims the house has bugs but they are caused by her leaving trash bags piled with dog feces up in the hallways) another document is she sent me a fake bank account information claiming she had money but couldn’t figure out how to transfer it. Turns out you google “fake bank account” and the same document is on google so I’m bringing that as well. I really hope she straight up lies to the judge about being out of work because of sickness and I can show the judge the paystubs to get the judge on my side, is that a good plan? I know everyone will tell me to get a lawyer, but I think I can handle it on my own. Any other tips going into court will be appreciated and I’ll try to update afterwards.
