Adverse Possession

Hi - just wanted to toss this in here and perhaps get some professional insight . I do want to add , we have a lawyer. Here i go . My dad purchased his home about 23/24 years ago. We live in the state of Massachusetts. When the home was purchased there was a small fence and a house next to us . The house next door sold and it turned into just a forest(demolished). The fence remained, and my father ended up upgrading the fence to a bigger fence. Within this time he has paved the driveway and taken care of his land . About 3 years ago a developer bought the land and told my dad he was on a portion of his land. For some reason he did not fight my dad and sold the land. About 3 months ago a new developer purchased the land and he is very aggressive and disrespectful- he wants the portion of the land. So we now have a lawyer and are fighting this. Do we have a good chance ?

Would like to add in those 23/24 years we have never had any issues with the land. We went on living it was always ours .
