Adverse Possession

United States, Maine. Is anyone here knowledgeable with adverse possession law in the state of Maine?

My mother in law is being sued for a piece of her land. She bought her property in 2018. The neighbors landscaper, who formerly owned the property, says he has been taking care of the contested slice of land since 1988. The house on her land was built in 2015. Prior to that I don’t believe there was anything on her property. A few questions:

  1. Does adverse possession carry over when a property is sold? Do the new owners have the same claim to the property as a previous owner would?

  2. What’s the legal definition of “continuously occupied” in this scenario? They do not live there full time.

Im not having any luck finding the answers. She has a lawyer, but she’s not happy with them. I would like to get some info before talking to a lawyer.
