Am I Legally In The Clear?

Hi, so for the past 3 years(ish) I’ve lived above a warehouse. There was no lease signed, no contracts or anything. Just directly paid the owner. Now, the owner sold the warehouse and I’m being kicked out. That’s not a problem at all…probably for the better to be honest. But this place is disgusting, it was when I got there (I cleaned it enough to be livable, such as cleaning the mouse poop and all the dust) but the place had nasty furniture, walls cracking, unfinished wood floors that’d give splinters and just a bunch of other things. And I’m being told by the new owner that he expects me to make it clean so he doesn’t have to hire a cleaner??? He isn’t paying me to do it. A lot of the stuff was nasty before I got there, I upkept the rooms I used but why would I clean something that wasn’t clean in the first place? Can I tell this guy no? Like I’ll clean the mess I made. But I get the feeling he wants me to clean out the cupboards(never used any cupboards cause of how nasty they are) take the furniture (none of it being mine, not even the mattress) some advice would be great.
