Best Route To Move Forward With House Under Foreclosure

I'm using a throwaway account for this but I was seeking what would be best to do with my house before it's too late. I moved back into my house after a dispute with my roommate that I own a house with under a joint mortgage, terrible decision in hind-sight to buy with them but here we are. Currently our house is in the process of being foreclosed on and I have no way to pay for the monthly payments by myself, current roommate lost their job recently and either way we both can't pay for it together since originally we had 2 other friends living with us when we had first bought the house and now have exhausted through our options of having more roommates. I want to sell the house but the other owner has battled against that idea in the past even though I think it would be in both of our best interests to sell the house since it is worth more than what we bought it for. Only problem that I could see in selling the house is that there are damages on it so it would need to be sold as is. I'm looking to modify my loan potentially if we're able to but that has been done in the past so it may get declined. My other option was to pull out of my 401k to get it out of the foreclosure process before a foreclosure auction happens. I'm seeking any legal or overall advice moving forward in my situation.
