Buying A Home With A Friend

I'm in a situation where I have a decent amount of savings, enough for a down payment on a home, but because I'm a gig worker I can't reliably earn enough to comfortably cover the monthly payment and don't have credit cards or loans so no credit score.

A friend of mine has little to no savings but a very good income and credit and is currently paying 4k/month in rent. Is there a way that we could structure a home purchase such that I cover the down payment and she moves into the property and pays the monthly mortgage payment instead of renting?

I've looked into setting up an LLC, but she's married so I'm wondering if that would mean that should anything happen to their marriage the husband would be entitled to half of her shares or 1/4 of the property despite no financial contributions.
