Can I Sue My Neighbor?

Purchased a duplex (with a shard porch) in the winter of 2022, by spring of 2023 I noticed a foul odor in my home and couldn’t figure out what it was until my neighbor opened his front door. The smell of animal excrement punched me in the nose. By summer I was dry heaving in my home, unable to run the AC due to the foul smell when the house was shut. I was forced to open all my windows in the middle of heat waves due to the odor. Came to know my neighbors they have about 5 dogs and 6+ cats. In the 2 years I’ve lived in my home I’ve seen the dogs outside a maximum of three times. I began getting bug bites at home around 6 months ago, discovered bedbugs. Different neighbor mentioned that the house next to me had been treated numerous times over the years. I’ve moved out of my house around 3 months ago staying with family I took what I needed to survive and started packing up the rest of my belongings in an attempt to sell the house. Tonight they had a heat treatment done that made my home unbearable to be inside due to the odor. I grabbed as much as I could and stuffed it in my car and left. Supposed to have a realtor come see my house in the next few days and I don’t know what to do it smells 10x worse now. All the bedbugs probably crawled through the walls during their treatment. I am going to take a huge loss on my home due to their poor hygiene and negligence. What are my options?
