Can Park Management Demand Entry Into Mobile Home I Own?

Card image cap

I live in a mobile home that I own. It's located in a park, to which I pay lot rent.

The lease (again, for the lot only, as I own the home) stipulates that the park is in no way responsible for the home itself. I bear sole responsibility for the home.

I always pay the lot rent, the water/sewer bill, and the trash collection bill on time. There are no unpaid balances or arrears. I adhere to the park rules, including those related to the maintenance of the premises, including the lot (lawn care, snow removal, etc).

About two years ago, the park owner hired a management company and I began having problems with them. It started sporadically but is increasing of late.

Three months ago, they asked to enter my home, ostensibly to "look at the breaker box" following work that had been done on various electrical meters (outside). I wasn't home and my husband let them in.

Two months ago they replaced the water meter (outside the home, as is and has always been the case with all homes in the park). Upon completing the installation, they came to the door asking to come in to look for the source of a leak under the home. I told the workman that I would have my own handyman look for and repair any leak in accordance with my responsibility as homeowner.

Two weeks ago they returned to replace the new meter and again "offered" to come in and look for a leak. (I had repaired the leak myself but my repair job failed.) I told them that I would have my handyman do the work this time instead of doing it myself. I had my handyman replace both the hot water heater and the lines and informed the park that the work had been completed.

This past Friday, park management called to "request" entry into my home to install a third water meter--indoors. (Note that none of the homes in the park have indoor water meters and never have. None of my neighbors have been approached about having meters replaced at all, let alone indoors.)

When questioned, the mgmt rep became irate, claiming that the most recent attempt at replacement hadn't been completed (no explanation as to why, or why it would necessitate installing one indoors instead). She stated that the workman had been "denied entry to complete the last installation."

No one ever needed to enter for anything related to water meters in the past. And isn't it my right as the owner to refuse entry, anyway?

I told her that I wouldn't be available to let anyone in before receiving a detailed explanation about why, after 12 years, mgmt suddenly needs to send their workman into my home to perform repairs--which they had always stressed were my sole responsibility.

My knee-jerk reaction is that the mgmt company wants to find a way to evict me. My rent is controlled and as such is one-third that of new rentals. If I'm forced out (I'd have to move my home out of the park), they'd stand to triple the rent.

Can they suddenly demand entry into my home? Am I being paranoid, or are they looking for ways to force me out of the park?

I plan to contact a lawyer, but I'm hoping to get an inkling of what my rights are.
