Ex Girlfriend Is Refusing To Vacate The House That I Own (ma)

Ex girlfriend moved into my house just over a year ago and has been paying rent since living here. No official tenant/roommate agreement was signed when she moved in. Things ended and ultimately got to the point where I can no longer have her living in my house.

Served her an official written 30 day notice to vacate outlining the final date as well as emailed the copy to her. She is refusing to move out. Her defense is that the has been paying rent and has a “utility” in her name. This utility is internet.

Does she actually have a case to essentially “force” her stay? Or am I really going to have to move forward with the legal process in this?
