Ex Husband Died, But I’m Still On The Deed

my ex and i bought a house in 2021, my name is on the deed as well as his. he recently died, and i have navy federal calling me asking if i want the house, however im not sure how to go about this considering we got divorced a year before he died in a freak accident. im sure he forgot that my name was still on the deed, and he never changed it.

i have called the county, and have verified that i am still on the deed as an owner. my issue is that im not sure how much is left on the house, and im pretty sure he’s was renting it out under the table.

im also waiting for a lawyer to get back to me.

i want to sell it as is, and use the money to pay off my debt that my ex put me in. i’m scared his family will try and fight me for it, but legally im not sure if they can… considering none of their names are on the deed.

the home loan was through Navy Fed, but im not military affiliated anymore. will that cause me problems as well? my credit score is awful now too because of him(he always would tell me that only one of us needs good credit so all of my bills went unpaid for years), will that make the payment be higher for me than it was for him?

is this even worth the headache? the house is valued at 179k, but i’m not sure if there is any damages to it.

EDIT:

the house is in Missouri. we were married/divorced in Maryland.

it was an uncontested divorce, and i never got my divorce papers in the mail, so i can’t even tell yall the juicy details about what went to who. but from my knowledge: nothing was changed when it came to the ownership of the house. i always assumed he took my name off the deed, but like i said: i called the county it’s in and the deed was never updated/changed.

i need to get my divorce papers resent but im not sure how to do that.
