I sublease with my landlord’s written permission. My subleasee has lived in my house for 3 weeks and has been a nightmare tenant. I did a 30 day notice to vacate. But how can I get him out sooner? There was no official sublease agreement or signed document. Are any of these valid reasons that will hold up in an eviction case? He is often drunk, uses illicit drugs, got a large dog without asking, has stained a very expensive piece of furniture, underpaid the rent, hasn’t paid utilities, makes me feel threatened and unsafe, always leaves the doors unlocked, uses my personal belongings and food after being asked not to, and causes me so much anxiety that I can’t eat, sleep or concentrate at work, and have missed work because of it. Can I put any of these on a 3 day to quit notice? This is in California.
