Is It Legally The Obligation Of My Escrow Company To Pay My Mortgages Property Tax’s?

I’m unsure if there’s anything I can do to rectify a mistake made by my escrow and mortgage company, Better Mortgage/Mr. Cooper.

I purchased my home in 2019, which spans approximately 9 acres. However, there’s a small portion of the property, about 1.5 acres, that’s separate from the main plot where my house is located.

Initially, for the first few years, Better Mortgage handled the mortgage and managed all the taxes for both the main property and the smaller parcel.

In 2022, the loan was transferred from Better Mortgage to Mr. Cooper. Unfortunately, during this transfer, there seems to have been an error, and they stopped paying taxes on the smaller property. Consequently, at the end of 2024, I received a letter informing me that someone had paid the taxes for the 22-23 tax year and is now entitled to the land if I don’t pay the taxes, along with a substantial amount of fees (the taxes were $75, but they’re demanding $780).

I never received any notification from the tax office or the mortgage company about the unpaid taxes. When I reached out to Mr. Cooper, every representative I spoke with claimed they couldn’t assist me and advised me to send an email. I’ve sent multiple emails, verified the email address with the call center, but after four months, I haven’t received any response.

Given this situation, I’m wondering if there are any other options available to me besides simply paying the taxes to the tax office.
