Landlady Becoming A Nuisance (ca)
I'm renting a condo in California on a short-term month-to-month. I've been here two months. I just paid my third month's rent, early as always. There is a written lease. The owner does not live here. There is another tenant with his own separate agreement.
My issue is that the landlady has been a pest from the start, and she is getting worse. Here's a sampling of her increasingly invasive behavior:
- frequent unnecessary visits to the condo under the guise of picking up her mail or watering plants, but they are really inspections
- frequent notes about minor housekeeping issues, despite her paying a maid
- unannounced visits that are not for an emergency
- trying to add rules that are not in the lease, such as no food in my room
- pestering me via text about the rent payment days before the due date, despite having paid early every time
- Based on the contents of the notes, I strongly suspect she has been coming into my room without my permission or a legitimate purpose
I initially tried to appease her by being more vigilant in my cleaning. Then I tried to ignore her requests that were clearly not reasonable. Then I tried politely standing up for myself. She's just gotten worse, though.
She has definitely violated the explicit terms of the lease by letting herself in without notice when she didn't think I was home. If I'm reading the covenant of quiet enjoyment correctly, none of the other things alone would constitute a violation, but the whole pattern might.
