Landlord Gave No Notice Of Demolition

my property manager sucks super bad. i've lived at the place for a month now and she still has yet to sign me up for the rental portal to pay rent.

now she started demolition on the property upstairs from me. the contractors started at 7am and were extremely loud - blasting music and tearing up the floors. i contacted my landlord about this incident and she said she had no idea they were coming. however the contractors showed us proof that they had been speaking with her for weeks now about starting the demolition.

furthermore, the demolition has caused a leak in the ceiling of rusty water. again, i contacted the property manager about this and she ignored me and my roommates. we had to speak with the contractors directly about this issue for them to fix it. (it's worth noting that the rusty water leaked into my roommates food as it was in the microwave and could have caused health issues).

obviously she is violating renters rights. i threatened to withhold rent until we agree on a rent reduction percentage during the period of construction. she said i should do that or else it will affect my rental history.
