Landlord Is Making Me Pay Extra Month's Rent

Hi. For some background information, my contract is for 1 year (6-month fix, 6 month flexible) from 22 Jan 2024 to 21 Jan 2025. Now that it's coming up, the topic of renewing came up and I said I don't wish to renew. My landlord is saying that I now have to pay him a months rent for notifying him less than 30 days before the due date. He's fining me for 22 Jan 2025 to 21 Feb 2024. The clause that he sent to support this says that if I want to terminate the contract earlier, I have to notify him 30 days before I move out or I will have to pay a months rent.

This doesn't make sense to me. To my understanding, I am simply fulfilling my end of the contract. I can understand if I were to terminate the contract last October but I think I'm not terminating anything by staying until the period ends.

I live in Hong Kong and I am planning to check out by Jan 10 as I have a flight out of HK and will not be coming back for a while.

Anyone knows what I can do for this? Happy to provide any more information
