Massachusett Landlord Dispute

Card image cap

TLDR: gave my 30 day notice but decided not to live in the space for my last month (january). Landlord moved my stuff without asking and kept pushing me to come get it. A week into the month I went to get my stuff and she has fully moved into the space herself. Do I have any legal rights to my last month’s rent?

I found an apartment where the landlord lives on the property. I gave them first, last, and deposit. After, I asked for a lease twice and both times they ignored me. Eventually I let it go starting to have second thoughts because I was feeling uneasy about the landlords. I stayed there 4 nights in December. She then brings up a lease because I think she was afraid I was going to move out since I hadn’t slept there much. End of December she hands me a lease and I told her I’m not going to sign and I’m putting my notice in. Her reaction confirmed to me that I didn’t feel safe living there. I told her I won’t be living there for my last months rent because I had to move out for the week of Christmas so her family could use the space (an agreement we made) and it didn’t make sense to move back in for me. She was about to charge me a cleaning fee even though her family was last ones using the space. She finally agreed to give me my full deposit back but told me she’ll give it to me after I get the remainder of my stuff. I wasn’t in a rush because technically I paid for the space all of January. She was pushing me and asking to let her know when I’d be coming by to get it. Again why do I need to let her know if the space is still technically rented by me for January? Then I get a text saying she moved my stuff because she was moving stuff around in there. I finally go over to get my stuff and she has fully moved herself into the space. My stuff was put into the closet. Since she is occupying the space and moved my stuff without asking do I have any legal rights to my last month’s rent back?
