My Mom Is Trying To Threaten My Best Friend And I. (ohio)

Hi guys!! So, so for a lot of backstory:

I moved into my parents property in 2022, because the house was empty and they needed someone to cover bills. Well, rent is expensive, and I moved into with all my bills totally to maybe $1000 a month. I ended up getting a roomie after a few months.

Anyways, they moved back in August 2024 and so we had a verbal to rent our rooms I guess you could say. $300/ea.

Now, a bunch of crap has gone down and my parents are getting a divorce.

That being said, I know the house is equal between the both of them, but my mom moved out, and my stepdad took over. My mom is threatening to evict my friend and I, but my stepdad doesn’t want to because that’s stupid. She’s also threatening to enter our rooms and throw out shit out.

Can she do this without a 30 days notice? Or can she go into our rooms we rent out all Willy-nilly without a care in the world? I know it’s a verbal agreement, but everything is in text to prove the agreement. And I really don’t want my cat tossed outside. What can we do legally to prevent this?
