Private Property Parking Ticket

So I recently received a $50 parking ticket from a private company. It’s not a government-issued citation—just a notice from a private entity claiming I parked without paying.
I disputed the ticket because: 1. I don’t recall seeing any clear signage about parking restrictions or payment requirements. 2. They denied my dispute without providing any proof—no time-stamped photos of signage, no evidence that I agreed to their terms. 3. They claim the registered owner is automatically responsible, even though this is a private fine (not a city-issued ticket).
They denied my dispute and are now demanding immediate payment, saying it will go to collections if I don’t pay. I’m considering filing a small claims lawsuit against them for unfair business practices, but I’m wondering: • Do they actually have the legal right to enforce this? (Since it’s contract law, not a government fine.) • Would a judge take this case seriously for a $50 charge? • Should I send a demand letter first, or just wait to see if they send it to collections and dispute it then?
Anyone have experience with this kind of thing? I’m willing to fight it on principle, but I also want to be smart about it.
