Rented From Family. Need Advice.

I made the mistake of renting from family. It was an agreement between me and my two cousins. I will try to make this as short as possible but the details are important.

Legally the home belongs to cousin 1s uncle. His daughter is power of attorney. When he passes, which unfortunately may be very soon, cousin 1 is supposed to inherit the house. Cousin 2 has always lived with cousin 1. C1, her husband, and their four kids took off to another part of the state and offered me and cousin 2 the house. We could both afford the rent, but would be struggling a bit. I asked cousin 2 if she was 100% before I moved in and she said yes. Within two weeks she was gone. Still paying her share of the rent, supposedly til the end of this month, but has not been here, zero communication. She came today to get a chunk of her stuff but I was at work.

When cousin 1 moved out they only took what they could fit in one trip in a uhaul. They left a MESS. I busted booty to get it cleaned up and it's been a month and a half and I'm still not done. So. Much. Stuff. A lot of it brand new stuff, good stuff in good condition. I know some belongs to cousins deceased grandma, so that won't be touched.

Cousin 1 also left me with her 6 cats and two dogs. I managed to get her to get the two dogs but the cats she's pretty much given up.

There's been drama since the beginning and I have never once had any issues with her in my entire 38 years of life until I moved into this house. Cousin 1 has been my best friend for YEARS.

The gas was shut off for three weeks due to cousin 2 completely fing up. Dead of winter, no heat, no hot water. The refrigerator has not worked since I moved in. A good friend of mine ended up buying me a mini fridge and a burner to cook on. Thankfully the gas is back on now. They also took the wifi without even consulting me. Again, cousin 2s fck up...

I feel I will need to find alternative living arrangements soon. Hence my questions:

  1. Do I have the right to find homes or surrender the animals if I cannot take them with me?

  2. What is the law on leaving stuff behind? Can I take things that were left that would be useful? Ie: kitchen ware, furniture, toys, beauty products? When I say they left a lot, they left a LOT.

  3. Do I need to inform them of my departure or can I just go once I find somewhere else?

And no, there is no lease. No written anything. I tried but no go. Just trying to see my options and cover myself. I don't want nor need problems and this is nothing but.
