Tenant Drove Off Maintenance Guy [fl]
I'm renting a property in FL to a guy, let's call him John. I found John through the realtor with whom I had the property listed. John is apparently building a house on 125 acres he's having trouble getting utilities for, which is why he needs a rental. But he's certainly arrogant about his "125 acres" and salty he's not living there.
I scheduled some minor repairs (towel rack coming out of wall, sagging piece of crown molding, etc) with my maintenance guy before the tenant moved in. Let's call the maintenance guy Bob. Bob couldn't get to the repairs until the week John moved in. It seemed to work out because the tenant noticed an issue with one of the cabinet hinges, so Bob was able to fix that, too.
The problem was that Bob was also supposed to repair the weather stripping on the master bedroom window because it had deteriorated from years of direct sun exposure. John texted me the day of Bob's arrival (Saturday morning) and said Bob could come right in without knocking and take care of things. I told him about the weatherstripping, and he said "no sir" because he would be taking a nap. Bob was OK with coming back, and John and I agreed on Monday morning.
Bob shows up Monday at 9 and John won't let him in because his wife was sleeping (he doesn't have a wife, but Bob doesn't know this) and to return in the afternoon. Bob calls me to tell me and said he had other jobs in the area and that he would go back in the afternoon. I was very annoyed because now John's playing games.
I sent John a text and reminded him that I gave him 48 hour notice when we agreed on Monday at 9 morning and didn't let Bob in. And that Bob would be back in the afternoon and he was not to send him away.
Bob shows up in the afternoon, John let's him in. John is grumbling about how these repairs should have been done before he moved in and an invasion of privacy and says "if someone invades my privacy on my property, I'd shoot him." Bob called me to tell me what happened and that he felt threatened by John. And that he won't go back there.
Is this a breach of the lease? I've read through the lease, and the only part that appears to remotely address this is a line under USE OF PREMISES that says
Tenant must act, and require all other persons on the Premises to act, in a manner that does not unreasonably disturb any neighbors or constitute a breach of the peace.
What are my options? Or do I just have an A-hole tenant, and there's nothing I can do?
